When you have found a house that you want to buy, you should always make an offer to purchase contingent on a home inspection. The home inspection is an examination of the house by a trained, licensed (in most states) professional whose purpose is to determine any failings in the working systems of the house. The inspection typically includes such things as testing appliances, electrical outlets, the water system and general integrity of the structure. The inspection will identify things that need replacement or repair. Good inspectors will identify the lifespan of key thing such as the roof, heating and cooling units and the plumbing. When the inspection is complete the home inspector will provide you with a written report of his or her inspection.

Not all home inspectors are equal. Some are much more knowledgeable and have more experience in making inspections. Since a good home inspection can save you thousands of dollars, its always best to interview several before choosing which one will work for you.
